Latest HOA meeting notes 11/18/2010
Detective came. He is in charge of patrolling the area between 2pm -
3am. His in charge of auto theft / vandalism in this area. He looked
at the Met and only had 1 small crime which was not preventable. Many
of the things are not actually being filed. like theft from vehicle,
etc. Should always report it. People are watching people at Fry’s
and Apple store and follow you from there to your car to steal item
purchased. If you leave it in the car, they are known to steal. Also
stopping at El Torrito after visiting Fry's, they are known to steal
from cars. Suburban or Escalade – 3rd row seats taken. lots of them
by organzied theives. Arrested some. Most on probation or parol
backgrounds. Recent arrest was made of robbery subspects of local
liquor store a few weeks ago (Near Trader Joes). Don’t leave anything
of value in the car, lock the car, lock the house, if you buy
electronics, write down the serial number so it can be traced back to
you if found. Recent ipod stolen from car. Asked about the arrest
yesterday by pasadena police station but there is no comment or any
further information on that. Marty seemed to know about it but was
not able to comment further. Detective talked about the new topanga
station and recommends coming by to visit.

tot lot noise has been addressed and signs are up.
laundry room leasing companies are not making enough money so they
will not be adding new washers and dryers. This was a comment in
previous hoa meeting.
Open Forum:
Strong equipment in weight room and some plastic items that do not do
what the roman chairs do… roman chair is broken. Precore Equipment
is a good investment and askig Ron to look into getting this
machine.
Between 10 and 11, some have the bamboo coverings over there patio and
think it is against hoa regulations and hope that it can be taken care
of by hoa. Marty – it will be taken care of.
Building 10 – door coming out the back stairs doesn’t close for quite
time now. Resident vandalism on that door and has never been properly
prepared.
Building 2 and 3, trees need to be planted to cover the freeway.
Would like to pass the petition. This is a caltrans issue. Petition
will be passed out at the end of the meeting. Tree fell on building 4
and we had to pay for it because cal trans did not take
responsibility.
There was a town hall meeting at a church and wants a lot of feedback
on how the police are acting, counsil acting, etc. Tiarra has this
information. You can also volunteer. It would be there reponsibility
to talk to cal trans about installing sound barrier walls. HOA can’t
do anything about it. Recommend to go to the counsil office.
Suggested proposing everyone to agree paying extra 20 dollars to get a
wall barrier installed by freeway.
8 cars were broken into and not happy with security. how is there
facts that windows were open. Victor (security) said alot of the
vehicles had something visible inside the car. The owners did nto
remember if they locked teh doors. No alarms were goign noff. Ipods
taken exclusively. Building 4, broke a window with a hammer and took
an ipod.
More lighting was requested by resident. Marty said that building 9
all the lights are fixed and working. Electrician is on property to
fix all the lighting that are out throughout the building, especially
through the main entrance.
Resident complained that their kitchen sink has overflooded multiple
times due to above neighbors disposing large items down the disposal.
They have found in the past paper being thrown. According to rules
and regulations, what is allowed down disposal is very vague and has
requested that it be in more detail.
Resident asked about amount of security on complex. 3 security on
site at all times and a black and white patrol car is patroling all
day.
Resident asked why patrol golf carts don’t have lights. Victor said
that they have to have the lights on. Next time you spot security
without their lights on, to notify him or HOA. Victor works between
8am – 2pm and is the supervisor.
Resident complained that they left messages with security and never
got a call back. Worried if it is a serious emergency. Victor
replied that he did not get her message and always carries a phone and
beeper at all times. This residents son got car towed due to medical
emergency which is fine because of the rules and regulations. But the
problem is when she called HOA to asked for the number for the towing
company, they said ask security because they did not know. Marty
exlained that this shouldn’t happen and they all know the towing

Resident found out where the skid marks on the lawn were coming from -
gardening service near building 7.
Resident said someone in building 15 was asaulted and was screaming
for help. She asked why security did not answer the call right away.
Victor explained that this is false statement. The girl was a visitor
in building 15 and at 3:50am. According to her statement she said she
hit her nose on the glass lobby door and was bleeding. Paramedics,
security came but she refused to go to the hospital. Marty said that
someone in building 15 is posting false information about this
incident and asked whoever is doing it to please do not post anything
because it is false and causing a scare amongst the residence. All
posts must go through HOA to be approved before anything is posted.
Resident asked how visitors are getting through security. If visitor
is on the permanent list, they will be giving a visitor pass. If you
did not coordinate that a new visitor is coming with security, they
will make an attempt to contact you via phone one time only. If you
are unavailable, they will not let the visitor pass thru. Some
residence said they have never received a call from security when
visitors are visiting.
Tamara also said to remind guest that they will need to renew their
visitors pass by 12pm the next day or the car will get towed.
There are 185 unsold units left.
There is $148,800.00 in operating account
over 1,900,000.00 in cash reserve account (sorry didn’t get the exact
number…)
There is 1 seat open on the board for a 3 year term. Please find the
form on the hoa website.
Ron Rector is the new general manager.
Rules and regulations are approved and in effect.
There will be outgoing mail slots in each building. This will be
coordinated with usps to make sure the installation is legal. We will
be loosing one parcel box to create this outgoing mail. Tiarra
reminded people to please use your judgement and do not put any
valuable mail in this outgoing mail slot.
New parking policy is in effect (towing)
Pest Control especially in building 5 and 2 are using new systems to
control the pests. If you have pets, contact Tiarra for the type of
pellets that are being spread out throughout the complex. These
pellets seems to be working. If you see a dead rodent, please contact
hoa so they can reomove it.
Tiarra encourages neighborhood watch. Get to know your neighbors.
10/30, Resident made a minor damage to the burbank blvd gate when
resident dropped something and accidently accelerated into the gate.
They are working out a reimbursement from the driver.
Resident addressed concern about a broken Roman Chair machine at the
gym. Requested a precor equipment which will be better for everyones
back.
Maintenence crew has 1 golf cart and request that the 2nd be repaired
so they can use it. $600 – approved.
Maintenence crew ran into the glass door located in the laundry room.
It is dangerous because it is clear glass. Ron suggested adding a
frosted “The Met” logo on each of the windows. $1300. will approved
at $1000
Garage pumps must be cleaned so the water is pumped out and not filled
up in the garage. Building 15 needs 2 pumps to be replaced, building
17 has one that needs to be cleaned and replaced, building 4 needs one
replaced. According to Ron, some of the pits have 2ft of dirt. This
will be approved depending on the reserve account.
There is one more round of fire alarms tomorrow in certain
buildings.
Building 4 – steel door and jam. jam has been vandalized and needs
the entire door replaced. $920.00 approved.
Landscape repairs $950. Landscapers are watering manually and would
like to repair sprinkler heads and valves to be automated. Approved.
DWP – has requested that there be a 8hour stop in electricity for
maintenence. Big vault on Julianne and Owensmouth supplies all the
power to the community and the condo on the corner of owensmouth and
burbank. They are proposing 10-2pm Tuesday, 10-2pm Wednesday to shut
off all the electricity. This will be done week of December 6th and
ample notice will be given to everyone. HOA proposed this be done at
night but DWP has issues with lighting and visibility. There will be
more security during this time due to all doors and gates will be
opened. Be aware that the power outage includes your fridge.
Paint all hallway of every building $150,000 – pending approval
There is no clarity yet from the board about pedestrian gates. Waiting
cost and diagram. This will need to happen so people aren’t going to
the garage to exit which can be dangerous.
Pool furniture – one of the chairs in building 14 has been cut.
Repair is $120.00 2 Umbrellas needs to also be repaired , $249.00
each. Both approved.
Ron proposing tree trimming for some of the trees. Cost $21,000 -
pending more bids.

Nan, thanks. Funny you should say that, when we first moved into the house we had planned to buy every property on this small block. Then we started the remodel that ate up the vast sums we thought we had, and that was 2000, BIG losses in the stock market. That house was for sale but the garage building had just started and we were feeling a pinch. All the properties have now been sold so there goes that dream. BTW that house was sold for $40K.
